In most commercial lease and sale transactions, broker compensation is paid by the landlord or seller out of the deal, meaning tenant and buyer representation often comes at no direct cost to you. A capitalization rate is a property's net operating income divided by its price. It's the primary shorthand investors use to compare income-producing assets. A lower cap rate generally signals a higher price relative to income (and often lower perceived risk); a higher cap rate the reverse. We help you interpret cap rates in the context of the specific submarket, asset class, and condition — never in isolation.
It varies widely. A straightforward lease can close in a few weeks, while an investment sale with financing and due diligence often runs 60–120 days from offer to closing. Site selection and build-to-suit projects can take longer. We map a realistic timeline up front so you can plan around it.
A 1031 exchange is a provision of the U.S. tax code that may allow an investor to defer capital-gains tax by reinvesting proceeds from the sale of an investment property into a "like-kind" replacement property within strict deadlines.
